Denise Richards and Aaron Phypers Ordered Out of Calabasas Rental Amid Rent Fight

A Los Angeles court granted a landlord possession of Denise Richards and Aaron Phypers’ former Calabasas rental after seven months of alleged unpaid rent totaling $84,000, turning a celebrity split into a wider dispute over housing, access, and financial responsibility. The property at the center of the case was a six-bedroom, five-bathroom home spanning nearly 7,000 square feet, leased in 2020 for $12,000 per month. Court documents described the arrangement as a co-signed lease, but the living situation had already become a point of conflict long before the repossession order. Richards said she had moved out about two years earlier, while Phypers continued using the house with members of his family. That distinction mattered because it shifted the public story away from a simple unpaid-rent dispute and toward the messier reality of shared obligations after a separation.

The court ruling itself was narrow. The landlord was granted the right to take back the property, but the case did not yet establish a final damages award against Richards or Phypers. That detail separated possession from liability, a distinction that often gets lost when celebrity housing disputes spill into public view. According to the complaint referenced in court coverage, the landlord had served a three-day notice to pay rent or quit months earlier. When the defendants did not respond in time, the matter moved forward by default. In a statement quoted in coverage of the case, the landlord’s attorney described it as a “routine unlawful detainer proceeding” that “affirms Mr. Karan’s legal right to possession of his property.”

The rental dispute also overlapped with an already volatile divorce. Phypers filed for divorce in July 2025 after six years of marriage, and the breakup quickly expanded into multiple legal conflicts. Richards later sought court protection, accusing him of abuse in filings he publicly denied. Richards had previously asked the court for help accessing the house to retrieve property, including dogs. Financial strain has remained central to the broader case. Reporting on the divorce proceedings showed Phypers claiming he had little cash on hand after closing his business, while later hearings resulted in temporary support and legal-fee orders connected to the divorce case. At the same time, separate reporting described his family making a public appeal for help as the housing situation worsened. The result was a celebrity story with familiar headlines but unusually layered consequences: a leased home lost through court action, a default judgment that restored the owner’s control, and a divorce battle still shaping who pays, who leaves, and who gets access to what remains inside. For Richards and Phypers, the Calabasas property no longer reads as a luxury address. It reads as a repossession order entered by the Superior Court of Los Angeles while the rest of their legal disputes continue on separate tracks.
